Measure, do not estimate

Start at the project’s actual entrance and travel during the relevant peak. Record approach-road time, bottlenecks, station parking or walking, interchange and last-mile travel. Repeat an important route at a different time. Straight-line distance rarely captures the complete journey.

Check what operates today

Inspect nearby groceries, healthcare, schools, public transport, lighting, drainage and active streets. For a proposed or developing road or transit link, use the responsible agency’s official information and classify it as operational, under construction, approved or proposed.

Choose a home that remains workable under current connectivity. Future improvements may help, but dates and alignments can change and should not be treated as guaranteed investment outcomes.
