A useful amenity improves weekly life; an impressive but unused one can still contribute to operating cost. List facilities your household expects to use weekly, monthly or rarely and rank them accordingly.
Confirm scope and access
Ask which amenities are part of the relevant registered phase and how their delivery is described in current project documents. Review walking routes, age suitability, accessibility, guest access, likely hours and capacity relative to the number of homes.
Understand operation
Ask how maintenance estimates are formed and what they cover. Pools, club areas, landscaping, lifts, security and power systems require staffing and renewal. Give essential infrastructure—fire safety, water, lifts, waste management, parking and safe circulation—the greatest weight.
Marketing visuals can be illustrative and plans may be subject to approvals or contractual terms. Verify the current sanctioned and signed information for the exact phase before deciding.
